In July 2004 Sanctuary Management Services (SMS) entered into a key partnership with the University of Dundee. This partnership added a further 1587 student beds and a Conference Centre to the SMS portfolio.
The project included the demolition of almost 1000 beds which were replaced with ensuite self-catered rooms.
The arrangement utilises a charitable Special Purpose Vehicle (SPV) structure, which transfers occupancy and operational risk away from the University and ensures that any surpluses generated from the project are ploughed back into the accommodation.
The onsite Conference Centre was expanded and developed into a full conference, meetings and events venue, servicing day meetings, weddings and social events. The vacant student accommodation in the summer months enables the Centre to house residential conferences, summer schools and holiday-makers.
The accommodation consists of a range of property types both on and off the University campus in three distinct sites.
The new build, cluster-flat properties and some existing older stock were transferred to SMS for management and operation, providing a range of rental options for the University.
The University, however, still remain the tenant’s landlord and maintain a key relationship with their students.
SMS provides full soft and hard facilities management which includes 24-hour staffing, pastoral care and hotel services over the busy summer holiday period.
The staff in Dundee have an excellent track record in customer service, which is key in the success of this contract. One example of the excellent customer service is that the SMS managed Dundee University accommodation came second in a recent THES UK survey of student satisfaction levels.
